Maroun Deeb, head of project and development services at JLL Saudi Arabia, highlights AI’s role in enhancing predictive capabilities and optimizing resource allocation. AI helps predict delays and streamline resource use. It also aids complex urban design through generative design and supports workforce planning by forecasting labour needs and identifying skill gaps.
Data Infrastructure Investments
Saudi Arabia is making significant investments to enhance its data capacity and digital infrastructure, in line with Vision 2030’s goal to become a global AI hub. Humain, the AI company launched by the Public Investment Fund in May 2025, plans to deploy 6.6 gigawatts of computing capacity by 2034, with an initial 1.9 gigawatts targeted by the decade’s end. Additionally, cloud infrastructure is expanding with a $5.3 billion Amazon Web Services investment and Microsoft’s data region set to become operational in 2026, boosting cloud computing capabilities and data processing speeds.
AI Embedded from Project Start
Unlike many regions where AI adoption in construction is limited, Saudi giga projects benefit from being built from the ground up, allowing AI and other advanced technologies to be embedded from day one. According to Kristian Coates Ulrichsen of the Baker Institute, the concurrent mega projects and upcoming FIFA World Cup 2034 preparations could cause supply chain and talent bottlenecks, accelerating digital adoption out of necessity.

The demand for advanced digital construction skills is rising sharply. Laura Taylor from international recruiter Tenten Partners notes growing global competition for AI talent, including professionals with Arab roots from the U.S. and strong inflows from Asia. Expertise in building information modeling and AI-driven project management is increasingly sought after by giga projects.
